Media Expert to move into MMP Bydgoszcz

Terg, the owner of Media Expert, has signed a lease for a unit in MMP Bydgoszcz with Waimea Holding. Media Expert will commence operations in the new warehouse and office in February 2020. The tenant was represented in the transaction by real estate advisory firm Cresa Poland.

MMP Bydgoszcz is a Class A building with a clear height of 10 metres and a total area of 11,000 sqm, divided into 19 units. Media Expert has leased one unit comprising 527 sqm of warehouse space and 86 sqm of office space. The project is scheduled for completion this December. 

Media Expert’s warehouse in Bydgoszcz will be used as a cross-dock facility for distribution of goods to the retailer’s stores and e-commerce customers across the region. MMP Bydgoszcz is conveniently located in the eastern part of the city and near national road 80 to enable seamless deliveries throughout the region.

“Waimea Holding showed a lot of flexibility in negotiations and even agreed to change the design just before starting the project,” says Jakub Dudkiewicz, Advisor, Industrial and Warehouse Department, Cresa Poland.

The new concept offered by Waimea Holding is a response to the current needs of the warehouse industry. Further projects will be developed in Kajetany near Warsaw, in Poznan and in Gdansk. “Convenient urban locations, with easy access to labour and public transportation are attractive to small and medium-sized companies as well as online retailers, start-ups, couriers and larger corporates that need smaller spaces to serve local markets, a prime example of which is Media Expert. We are also offering business modules, or even multiple modules for sale. This option is most often used by local businesses and investors with around PLN 1.5 million to invest. Each module is a separate unit with its own land and mortgage register,” says Adrian Biesaga, Development Director, Waimea Holding.

Jakub Dudkiewicz confirms that demand for Small Business Units close to city centres is strong. “E-commerce is what is driving developers to acquire more expensive lands within city limits and to build warehouse facilities there. The speed of deliveries is a ‘matter of life or death’ for many e-retailers who are willing to pay higher rents in exchange for a prime location. We expect the forthcoming years to be very good for this logistics sector. The share of e-commerce in total retail sales in Poland continues to grow and is expected to hit 10% in the next two or three years, which in comparison with Western Europe means that there is still room for further development and more growth,” says Jakub Dudkiewicz, Advisor, Cresa Poland.
