The commercialisation of the first two buildings (H1 and H2) of the warehouse and office complex City Park on the border of Warsaw and Raszyn is nearing completion. The project is being developed on a 4.5-hectare plot right by the S2 ring-road. Ideal Idea City Park is located in Mieczysława Słowikowskiego Street with easy access via Szyszkowa Street, in the immediate vicinity of the E30 European route. Once fully built out, Ideal Idea City Park will provide a total of 19,500 sqm across four buildings.
PID Polska has signed up as the third tenant of the City Park. The tenant was represented by global real estate services firm Cresa Poland. Jędrzej Dużyński, the President of IIF, comments on the next stage of the commercialisation of the project: “The construction of the first two buildings of the City Park is well underway. We are therefore more than pleased to welcome PID Polska as another tenant on board. Given the market position of our new partner in their industry, this lease agreement is prestigious to us, because high-tech companies always report precise and high requirements as to warehouse and office locations. As a developer, we are always delighted when we can help clients drive their business forward – that’s what warehouse and office parks are designed for. They are meant to feature cutting-edge construction and functional solutions and offer maximum rent optimisation. I know that in the case of PID Polska we are witnessing their business growth in Poland.”
The City Park project broke ground at the right time when there were no adverse weather conditions and will be completed before the start of this year’s winter. All the construction works are running as scheduled. PID Polska has leased 500 sqm of warehouse space and 250 sqm of office space at H1.
Agnieszka Marczak, Advisor, Industrial and Warehouse Department, Cresa Poland, says: “We are pleased to have had this opportunity to assist PID Polska in the implementation of their long-term growth strategy. A location in Warsaw, as close as possible to the company’s current head office, and access to public transport were all critical for our client. Thanks to the landlord’s flexible approach, we designed a space that met all of the client’s requirements, including the excellent office and warehouse space tailored to the specific nature of PID Polska’s business. Amenities provided by Ideal Idea Formad, such as minibus services for employees and the high-quality of space fit-out, were additional factors behind the choice of the City Park.”
PID Polska will relocate to the City Park to accommodate its growth as it needs new warehouse space and a higher standard office. Commenting on the lease with IIF, Mikołaj Wroniszewski, the President of PID Polska, said: “Cresa Poland recommended the City Park right from the beginning. Cresa also supported us throughout space configuration and negotiations. We opted for the City Park on account of various factors such as a combination of all financial parameters including rental rates, service charges and concessions which were more attractive compared to competitive schemes given the assumed lease length. Other critical factors included better lighting throughout the building and the higher standard of the office which will be a self-contained concrete structure. We will therefore have better opportunities to assemble, service and present our X-ray equipment.”
